OUR STORY
Built by a contractor who needed these tools first
Construction Office Online makes the templates that keep a small construction business organized — created on real jobs, by someone who’s run them.
Why Construction Office Online exists
I’m Peter Pendleton, a licensed general contractor. For most of my career I’ve run construction projects — bidding them, scheduling them, tracking the costs, fighting the change orders, and handling the paperwork that keeps a job profitable.
The tools I needed to do that well didn’t exist at a price a small operation could justify, so I built my own — in Excel, on real projects, refined job after job until they held up under pressure. In 2007 I started sharing them at constructionofficeonline.com. What began as a handful of spreadsheets is now 100+ templates used by contractors across the country.
Everything here came out of the field, not a focus group. If it’s on this site, it earned its place on a real job first.
What makes us different
Built by a contractor, not a software company.
Every template comes from someone who’s actually run the jobs.
Field-tested, not theoretical.
These are the real spreadsheets used to win bids, control costs, and protect margins.
Priced for small operations.
No enterprise contracts, no per-volume billing — a fair one-time price.
Works where you do.
Excel and Google Sheets versions, so they run on the office laptop or the tablet in the field.
Who it’s for
Construction Office Online is for the contractors the big platforms forget — general contractors, subcontractors, and tradespeople who are too busy running the work to wrestle with complicated, expensive software. Enterprise systems like Procore are built for large firms and priced as a percentage of your construction volume, which puts them out of reach for most small operations.
My goal is simple: give small contractors the same professional systems the big firms use, in tools you already know, at a price that makes sense — so you can run a tighter operation, look more professional, and keep more of what you earn.
